In many respects, the ultimate success of our projects stems from our ability to attract the right mix of tenants and enter into leases where both parties have a foundation to work together for many years to come.
Given the long term nature of our investment horizon, our tenant prospecting focuses as much on achieving the right mix as a tenant’s ability to pay market terms. Rent payers are easy to find, however the high cost of turnover cannot be ignored.
We have proven veterans on our staff that cover both leasing and law. However, we understand that in today’s complex leasing environment, we must look beyond our own corporate boundaries to assemble the most effective leasing team. We are open to work with any broker and we have exclusive relationships with more than one brokerage firm to represent the landlord for all of our shopping center holdings.
We have negotiated leases with every kind of tenant imaginable, from the small mom and pops to the major national big boxes. Based on the scope of our projects we have had the opportunity to recently negotiate deals either for new ground up construction or re-tenanting an existing large fully occupied shopping center.
We are the first to admit that our lease form is tough and our form letter of intent is thorough. However, we are fair negotiators and we believe that above all else you must establish a sense of trust and honesty early in the negotiating process and follow through on that commitment until the lease is signed.
